I'll be honest with you — I have a personal stake in this one. Barton Hills is where I'm planning to build my next home. So consider this both a market briefing and a love letter.
Why Barton Hills?
If you've ever floated in Barton Springs Pool on a Tuesday morning before the crowds arrive, or caught golden hour on the Greenbelt trail with downtown's skyline peeking through the trees, you already understand the appeal. Barton Hills sits squarely in Austin's 78704 zip code, sandwiched between some of the city's greatest natural assets: the Barton Creek Greenbelt (12+ miles of trails through 800 acres), Barton Springs Pool (fed directly by the Edwards Aquifer and visited by half a million people a year), and 351-acre Zilker Park along the Colorado River. It's greenbelt living inside city limits — a combination that's essentially impossible to replicate.
The neighborhood itself has that classic South Austin character — quiet streets, a mix of original mid-century cottages and newer modern builds, and a genuine sense of community. It's close to South Lamar's restaurants and shops without being swallowed by them. About 11 minutes from downtown, 20 minutes from the airport.
What the Market is Telling Us Right Now
The data from May 2026 tells an interesting story — and it's a nuanced one.
On the surface, Barton Hills looks like a buyer's market: 6.1 months of inventory, homes averaging 127 days on market (up from 57 days last year), and sellers accepting about 6 cents on the dollar below asking on average. Only 6.67% of homes sold above list price, down from 14.3% a year ago. There's clearly more room to negotiate than there was.
But here's the twist: the median sales price jumped to $1,508,250 in May 2026 — up $408,250 from $1,100,000 the same time last year. Appreciation is running at 11.1%, nearly double last year's pace. What this tells me is that the homes that are priced right and show well are still commanding serious money. The market has gotten more patient, not cheaper — buyers have leverage in the negotiation, but they're still paying up for the right property.
Rates are sitting at 6.58% this week, up slightly from 6.23% last quarter, but still well below the 50-year average of 7.61%. Austin metro job growth is trending back positive. The macro environment supports this neighborhood's long-term thesis.
The Bottom Line
If you've had Barton Hills on your radar, this is one of the better entry windows we've seen in several years. Inventory is higher than historical norms, sellers are negotiating, and yet the underlying appreciation trend is accelerating. That's a rare combination. And with the Greenbelt, Barton Springs, and Zilker as permanent neighbors, there's a floor under this market that doesn't exist in neighborhoods that don't have irreplaceable natural assets.
I'll keep you posted on my own search — and if you want a conversation about what's available right now, you know where to find me.
