Situated on a hilltop 380 feet above Lake Austin, just 20 minutes west of downtown near the Pennybacker Bridge, the development spans 210 acres with nearly a mile of private shoreline and more than 2,000 acres of protected land as its backdrop. What makes this project genuinely unique: it's the first purely residential community Four Seasons has ever built — no hotel, no lobby full of tourists. Just 179 luxury residences and nine standalone villas, across 18 buildings, designed exclusively for owners.
Residences range from 1,900 to 12,000 square feet with prices starting in the mid-$4 millions. Interiors are by Piero Lissoni, the celebrated Italian architect known for his nature-forward aesthetic — think American walnut, oak, marble en suites, and panoramic terraces overlooking the water. Shared amenities top $200 million and include a 300-foot infinity-edge pool, a 76,000-square-foot indoor sports club, a 96-seat private theater, a wellness pavilion with its own 82-foot pool, and a full marina with 50 boat slips. The restaurant is Café Boulud Lake Austin, helmed by Michelin-starred chef Daniel Boulud.
The TYKO Capital construction loan — one of the largest ever made for a residential project in Texas — signals serious institutional confidence in the project and in the Austin luxury market. The reservation phase is already closed, second-phase sales are underway, and roughly 40% of units are spoken for.
